Build On Your Lot is an exciting alternative to building in a new community. This option enables you to build one of our high-quality homes on a lot that you may already own or plan on acquiring. Build On Your Lot is available in the following counties in New Jersey, Pennsylvania and Delaware:

  • South Jersey: Atlantic, Burlington, Camden, Cape May, Cumberland, Gloucester, and Salem Counties

  • Central Jersey: Most parts of Ocean, Monmouth, Middlesex and Mercer Counties.

  • Southeastern PennsylvaniaIf you already own your homesite, we can build for you in most parts of Delaware, Chester, Lancaster, Bucks, Berks, Montgomery, Lebanon, York and Lehigh Counties.

We have more than 15 home designs to choose from ranging from 1034 to 4308 finished square feet and starting from the mid $200,000s – mid $400,000s.  We offer many different home styles such as ranch-style single story to traditional 2 story homes. Our homes can be built on a crawl space or basement foundation.  We also offer different plans to fit different homesite sizes starting at 30’ wide homes and going up to over 60’ wide.

There are many structural changes available to choose from depending on which floorplan you choose.  If you are looking for something unique or custom that is different from any of the plans you see on our website, please reach out to us.  We are able to make semi-customizations on our plans and may be able to accommodate your wants and needs in your new home.

Once you are scheduled to move forward with your home purchase, you will be scheduled for your Design Center appointments. At these appointments, you will work with our Design Coordinator, Ashley Fortunato, who will assist you in selecting everything from the exterior siding colors and designs to the interior choices including floor coverings, cabinets, countertops, faucets, light fixtures and everything in-between!

At this time, we are not considering building any custom home plans or architectural plans. We would be more than happy to review semi-customization options for the floorplans we offer in-house.

The starting price for each floorplan comes included with the Legacy Features Package, which are listed in the right-hand image on this page. We also offer many Luxury Choices in our Design Center to choose from including granite, marble, quartz, 42″ Cabinets, hardwood flooring, premium fixtures and hardware, beautiful stone and beyond.

The excluded items include appliances, engineering fees, utilities, permits, town/county fees, inspections, unique code requirements, and anything outside of the footprint of your home (driveway, landscaping, land clearing, etc).  We will review this list in much detail at your first Build On Your Lot Free Consultation.

Every homesite has different needs, whether you already own the homesite or not. In order to build your new home, your homesite will need to be fully improved to build. These improvements, which we also refer to as “land development” or “sitework,” are determined through a homesite inspection. At the end of the homesite inspection, you are provided with a final estimate for your homesite’s land development costs.

Land development can include utility hookups, permitting, tree removal, grading, bringing in/removing dirt, and more. Depending on the region you’re building in, we recommend budgeting $100k – $140k for the land development, although the improvements can ultimately be less or more than this amount. You will receive your final estimate at the end of our homesite inspection contingency period while you are still able to cancel should you decide not to move forward.

Schaeffer Family Homes provides a Homesite Inspection for all of our customers.  We do this during a due diligence contingency period.  To get started, we ask that you put down a fully refundable $15,00 deposit.  During this contingency period, we will go out to your homesite to perform a homesite inspection, identifying which of the excluded items will be necessary to address in order to build your new home. We will also talk to the local municipalities and zoning offices to find out what permits and tests they require to build.  A soil test, seasonal high water table test and a topography grading plot plan are also recommended to be performed at this time.

If you do not own a homesite yet, no problem! In New Jersey, we have relationships with many land owners and can provide you with a list of available homesites today. If none of these homesites fit your needs, we can help you by providing you with names of several real estate professionals that specialize in land acquisition.

The three most popular financing options are: cash purchase, construction loan, or a combination of a lot loan and construction loan. We will build your home based on a draw schedule that will be determined prior to the start of construction. If you are getting a construction loan of any kind, closing on the loan happens BEFORE the home is built and can be used to help you purchase the land.
