In the base prices of our “Build On Your Lot” homes, the exlcuded items are as follows: appliances, sitework/land improvement costs (engineering fees, utilities, permits, town/county fees, inspections, unique code requirements, driveway, landscaping, land clearing – anything outside of the footprint of your home).
We recommend budgeting for an estimated “sitework allowance” of between $60-80k, depending on your homesite. Every homesite is different due to many factors. During a contingency period, we will perform a homesite inspection. At the end of this homesite inspection, we will give you a final estimate for land improvements based on many tests/surveys we’ve completed for your homesite. We utilize a homesite inspection addendum, which is a line-by-line itemized list of everything that needs to be installed/completed on your homesite in the building process – this is how we determine your final land improvement costs (sitework allowance).
