The Build On Your Lot program from Schaeffer Family Homes is an exciting alternative to our communities. It offers the option of building a high quality Schaeffer home on a homesite that you may already own or one that we can help you acquire.
If you have a homesite, we can help determine if it is suitable for building. Schaeffer Family Homes provides a homesite inspection for all of our customers. During a due diligence contingency period, we will go out to your homesite and identify which items will need to be addressed in order to build your new home. We will also talk to the local municipalities and zoning offices to find out what permits and tests they require. We recommend that a soil test, seasonal high water table test and topographical grading plan be performed to get things started.
If you don’t own any land, we have relationships with many landowners and can provide you with a list of available homesites. Or we can provide you with names of several real estate professionals that specialize in land acquisition.
When you are ready to build, Schaeffer Family Homes has more than 20 home designs to choose from, priced from the low $100s to the upper $300s and beyond. We offer many home styles, such as ranch style, 1st floor masters and traditional 2-story homes. And there are a variety of structural changes available depending on which floorplan you choose. If you are looking for something unique or custom, please let us know so we can review the customization choices open to you. If you have your own plan, we will be more than happy to review it.
