Benefits of Buying a New Home

Don’t settle for someone else’s version of YOUR dream home! Why buy used when you can personalize your very own Schaeffer Home? We build new homes in NJ that allow you to create your ideal home without having to make do with someone else’s choices. There are a wide range of benefits to buying a brand new home.

When it comes to buying a new-to-you home, you’re likely to make a list – even just mentally – of what you want in your new home. The usual things, such as the number of bedrooms, the layout, and the neighborhood will be part of your considerations, as well as access to things in your daily life and the local school district. Some things will be must-haves, while others you’ll be more flexible about, depending on the rest of the home. And that’s where a brand new home makes a difference. You’re less likely to have to settle when it comes to buying a brand new home.

As well as getting the features you want in your own home, you’ll find that newly built homes are designed from the start to appeal to today’s buyers with open layouts, kitchens that are more than just a place to cook, and flex rooms that can serve as a home office, a play room, or whatever else you need to live comfortably.

One reason people give for not buying new houses is the thought that they’re too expensive. The reality is that while a new home may cost more initially, you can save more money with it from the start because you don’t have the same costly maintenance issues that you’d have in an older home. What others pay on renovations or replacement, you’re saving, helping you rebuild your financial nest egg. Plus, new homes are often under some form of warranty, giving you further peace of mind.

As well as the reduction in maintenance costs, you’re likely to have lower energy bills. New homes are built to higher standards and requirements, including making homes more energy efficient. New appliances, the building process, the type of windows, and even some smarthome technology are part of new homes that keep you comfortable all year long and save you money in the process.

As you see, there are a lot of benefits – in comfort and financially – to purchasing a new home. Even if you choose a move-in-ready home instead of one you build from the ground up, you’ll still find that the home more easily meets the wants and needs of today’s home buyer. Plus, if you do choose to build, you get exactly the home you want, down to colors, finishes, and flooring. Certainly when you build with Schaeffer Homes, you will appreciate the standard options, as well as the luxury add-ons that are available to truly put your personal stamp on the home.

If you’re looking at new homes in NJ, we invite you to reach out today for a free consultation meeting to learn more about the home designs we offer and how they can be built to meet your preferences so you end up with a home you’ll love from day one.

Of course, there are plenty of wonderful reasons to move to this area, ranging from beautiful natural scenery to a wealth of attractions, and we’d like to share a few of our favorites with you.

All year long, you can enjoy walks with the family along the many beautiful clean beaches. Plus, during the warmer months, the whole family can enjoy sunbathing, swimming, surfing, fishing, or just hanging out with friends.

The beaches aren’t the only source for great outdoor activities. You’ll find a fantastic range of options for hiking and biking trails at numerous nature reserves and parks. Among some of the most popular spots are the Delaware Water Gap National Recreation Area that hosts plenty of fun things to do, plus there’s the Pine Barrens and Wharton State Forest.

There’s no shortage of indoor activities, either, with a wealth of museums, historical sites, and cultural events. You can find great local and national performers at the various art galleries, theaters, and music venues. The Wheaton Arts and Cultural Center, the African American Heritage Museum, and the Garden State Discovery Museum offer a range of exhibits, attractions and more. Plus, there are historic sites of interest such as the Batsto Village and the Battleship New Jersey Museum and Memorial that offer a chance to learn while still having fun.

Dining out is always a pleasure, especially if you love seafood, such as the local blue crabs. You’ll also find plenty of restaurants that focus on farm-to-table dining experiences that offer fresh, seasonal food that is sure to please.

These are just a few of the reasons we love to be a home builder in South Jersey. Don’t forget that this area has a lower cost of living, as well, compared to many northern regions, so your money will go much further. If you’re interested in building your own home in this delightful region, then we invite you to reach out for a free consultation meeting to learn more about the homes we build on your own land and in quality communities.

Benefits of a Multi-Generational Home

Increasingly, many families are moving away from the classic nuclear family and turning instead to older traditions of having multiple generations of family living under one roof. To make this living situation more comfortable for everyone, new homes are being built with what amounts to an apartment within a home, providing privacy and autonomy for everyone, and creating more benefits for the entire family. As a home builder in NJ, we offer what we call our in-law suite as a customization for a large variety of our floor plans.

Multi-generational homes are those with more than two adults living in a household or grandparents living with grandchildren under the age of 25. While it’s more common for parents to move in with children, there are instances where older children move back in with their parents.

Both situations often relate to financial reasons. Sharing the expenses of a home often makes more sense. One larger home may be more affordable than two separate homes. It can also be a way to save money for adult children to put toward their own home eventually. It can also be financially sound to have grandparents available to look after young grandchildren rather than pay the high costs of daycare.

Another benefit of a multi-generational household is sharing the regular maintenance. For older adults, it can become difficult to keep up the maintenance of a large home without help, while for younger adults, they may be too busy with work to keep up with daily chores. By combining families, the workload can be split up according to abilities, easing the workload for everyone.

While financial and maintenance benefits are important, many people choose this lifestyle to create stronger family bonds. Grandparents can be excellent role models for young children, and children develop greater respect and empathy. The sharing of knowledge – whether helping with homework or sharing family history – is also important. Furthermore, older adults are less likely to suffer from loneliness and depression when they feel useful and wanted.

Still, having multiple generations living together in one household can be challenging if there isn’t enough dedicated space for everyone in the home to have their privacy and necessary autonomy. This is why specially designed homes with an in-law or bonus suite are important. These homes typically have what amounts to two primary suites and often include a sitting room and sometimes a kitchenette in the bonus suite to create a home within a home so that everyone can have some peace and privacy when needed. Some in-law suites even include a separate entrance. This provides a retreat for everyone and allows the common areas, such as the main kitchen and family room, to be a place where the whole family can spend time together. This separation can reduce family friction.

If you’ve been considering the benefits of a multi-generational home, we invite you to look at our floor plans and contact us to see how we can help you incorporate an in-law suite into your own ideal home. As a home builder in NJ, we understand the benefits and needs of multi-generational homes and are happy to help you build your own ideal home for the whole family.

The Ravello floorplan is a modern floorplan that responds to the changing needs of any family in today’s busy lifestyle. From the front door, the home welcomes you through the foyer to an open-layout living room and kitchen with a large center island.  Natural light floods this space from a wall of windows along the back of the home. The coffered ceiling in the living room is an option to capture and bounce more light throughout the space. These are just some of the great touches that the Ravello floorplan offers from this established home builder in N.J.

The kitchen connects back to the front dining room through a butler’s pantry and large storage pantry. There is a large center island in the kitchen and an eat-in nook too.

The first floor also has a main powder room and a roomy mud room /drop area with direct access to/from the two-car garage.

A split staircase leads to the second floor that holds the master bedroom with optional coffered ceiling, and a private ensuite master bathroom with large shower, double sinks, and linen closet that can be modified to include a soaking tub in addition to the separate shower. There is also large walk-in closet to accommodate all the changing seasons.

There are three additional bedrooms which can also be used for any type of flex space such as an exercise room, home office, and game/zoom room. There is a second full bathroom upstairs and the smartly placed laundry room.

Mortgage Pre-Approval Important 1st Step in Buying Home

The road to home ownership for NJ new homes, begins with a mortgage pre-approval process as the first step to buying your new home. The home buying journey is an exciting time and it’s important to understand the financial process for home financing. Once you know what to expect regarding the financing of a home, then you know your options for the type of mortgage that will work best for you.

You will also want to take time to learn the lingo and understand the settlement process. There are plenty of resources to help you understand terms and the process, and your local lender or relationship bank might also be a great source to find helpful, trustworthy information.

  1. Know Your Affordability

Before you can get pre-approved, you should understand your income and expenses. Begin with a spreadsheet of your current monthly bills and expenses. This spreadsheet will help you figure out what you can actually afford to pay on a monthly basis toward a mortgage. Keep in mind that in addition to the monthly principal and interest, you will also pay into escrow for property taxes, and insurance. This part of the process will prepare you to be in the best situation possible when you enter into the buyer agreement for a NJ new home.

Learn how to calculate your “Debt-to-Income Ratio” or DTI. A DTI compares the monthly amount that you owe to the amount that you earn. This number is a percentage showing your gross monthly income (before taxes) that is applied towards rent, mortgage, credit cards, or other debt payments.

  1. Pay Off Your Debts

Next before any large purchase, such as a NJ new home, improve your credit debt limit. After a lender checks your total debt ratio, they can suggest ways to improve, if helpful. It is always a great time to start saving for a new home. If possible, pay off any smaller debts you owe such as a car payment that only has a few months left on it.  Now is NOT the time to open a new credit card or open a new line of credit.

Lenders will look at everything and use your credit score as a key factor to determine whether or not to approve you. Take time to learn about all of the areas that affect your credit score and the credit approval process. This logic and course of action will not only help you with a new home purchase, but also with so many things moving forward in life too.

  1. Get Pre-Approved

Once you have become comfortable with the lingo and know your credit, then work with your lender to learn about loan choices that would be available to you. Determine which type of loan is the most suitable, and complete the process by getting pre-approved for a loan. Because you have done your homework and already know how much money you can borrow, you will know what price range to consider and can move quickly into entering a buyer’s agreement for your NJ new home.

Please see our 2 communities of Kresswood in Voorhees and Menantico Estates in Vineland and reach out to our preferred lender for those communities, Greentree Mortgage, with Eric Reeber’s contact information: Eric Reeber, Director, Green Tree Mortgage: Cell: (856) 261-7256 | Email: ereeber@greentreemortgage.com

Now, as you put a contract on a NJ new home, you can breathe easier knowing what to expect during the mortgage pre-approval process. Tips for Designing a Kitchen Layout

When it comes to kitchen designs for new homes in NJ, the possibilities are endless. From cabinets, to flooring to fixtures, you can easily begin to feel overwhelmed as you consider the options. However, before you can even begin to select the colors and finishes, you first need to plan and design a layout for the kitchen. As an overlooked step, a good kitchen design is the foundation you need to efficiently and effortlessly utilize this central home space.

As you work with a professional to formally design a new kitchen space, below are a few tips and ideas to help you create your ideal kitchen layout.

  1. Think about your routines and needs. Are you a super chef, or a take-out connoisseur? Do you have dishware for every occasion or do you just prefer the basics? Think about what you will need to store in your kitchen. Also, will you have a dining room buffet or cabinet -meaning, what will be kept there versus in the kitchen? If you have your grandmother’s china, plus other dishes and glassware, then you might want to create enough storage space. How large of a pantry area do you think you will need? Will there be expeditions to warehouse club stores where you buy in bulk? So, consider the amount of items you will need to access and store in your kitchen, and then be sure to plan for enough cabinet and pantry space.

Pro-Tip: If possible, build in an appliance center into your pantry – where you can leave things like your stand mixer and/or food processor set up, plugged in, and ready to use. This way small appliances are not cluttering up counter space and you are not having to haul them in and out of cabinets when you need to use them.

  1. Plan room for an island and large appliances. How large of a kitchen island do you need? How much seating should be around it? Do you want to have a sink and dishwasher built into that island or just leave it as extra counter space?  Picture the flow of working inside your kitchen. How easily do you want to access your refrigerator, oven and microwave? Also know the ovens and cook tops you want to purchase ahead of time so that you plan to leave enough space for all of them. Remember to leave the aisle and walkways roomy enough to accommodate more than one cook in the kitchen.

Pro-Tip: Some appliances, like refrigerators, come in counter depth and standard depth. Consider the appliance you have now and what you might purchase in the future. In your design, you will want to accommodate the correct depth of those appliances as well as room leave room to open and close the doors.

  1. Be smart with space. As far as kitchen layouts for new homes in NJ go, there’s always room for personalization. Get creative with the elements in your kitchen. Think of… opportunities to build in paper towel dispensers, locations to add outlets for appliances, and an area where a charging station for phones and mobile devices might be handy.

ProTip: Don’t let empty spaces go to waste. Some ideas include adding cabinets to the outside of the kitchen island, placing a vertical spice cabinet near the cooking or prep area, and utilizing pull out drawers and pull down shelves to hold everything from pots and pans to cereal boxes and coffee pods.

Winston Floor Plan

Live in Kresswood, a new home community in Voorhees, NJ and experience one of New Jersey’s oldest towns with an interesting past. Voorhees was named in honor of Foster McGowan Voorhees, the governor of New Jersey who created the area to become a separate township on March 3, 1899.  In addition, the first residents were part of the Lenni-Lenape Nation of the Algonquian People who were one of the first documented residents to migrate to New Jersey.

Today, in Voorhees, residents can enjoy both an urban and suburban feel because of its proximity to a major East Coast city. Within this area, the new home community of Kresswood, is a great place to build. Kresswood offers four homesites that are available starting in the mid-$700s.

The Winston model is one of the beautiful floor plans that is offered in Kresswood. As you enter from the porch and through the front door, you land in a spacious two-story foyer and grand front stairway. The perfect home office or study is located off of this foyer. There is a formal sitting room that extends into the dining room accessible from the other side of the foyer.

Moving through the entryway toward the back of the house is the large kitchen with center island. Before you enter the kitchen area, there is a door to the laundry /mud room with an included storage closet. The mud rooms also leads to the two car garage with extra storage.

The kitchen and combined sitting room run most of the back side of the house. The sitting room is a two-story space and there is a back stairway that leads upstairs. Four bedrooms, including the master bedroom are upstairs, and the plan has options for additional bathrooms.  Adding a Jack and Jill bathroom between the 3rd and 4th bedrooms will allow for every bedroom to have ensuite access. The master bathroom can be modified to have a soaking tub and double sink. Separately the master bedroom has a very spacious walk-in closet.

Building this new home in Voorhees, NJ includes a crawl space for the foundation. However, there is an option to build the home with a basement. There are options to either leave the basement unfinished, add an additional 720 sq ft of unfinished storage, or build out the space to be finished and include a three-piece bathroom.

The Winston is a great traditional floor plan for a family with 3100+ sq ft., and provides space for formal dining and entertaining. Tips on Choosing the Right Upgrades in the Kitchen Design Process

Schaeffer Family Homes, a home builder in NJ building quality, affordable new homes for over three generations wants to personalize your next home. Part of your home buyer journey includes this personalization by designing the home you want. Whether you are building a new home in May Landing, NJ or on your own lot, you will be able to visit our design center and select the colors and finishes you want for your new home. Our design center offers a selection of the best materials, colors, and more that will fit the home you are designing.

Sometimes a design process can feel both exciting and overwhelming, with the kitchen being one area where a home buyer will focus a lot of their attention. So to help guide you in the right direction during the selection process for your new kitchen, here are a few quick tips.

Countertops

Countertops are one of the most impactful selections that you can make in the kitchen. But before you jump one way or another, consider a few things first to help guide you toward the right material.

  • How much will your kitchen get used? Will there be a lot of cooking and prep work, or do you have a small family and tend to eat simple?
  • Will care and cleaning be a problem? If you are looking at either granite and engineered quartz, cleaning each surface is easy by using a mild cleaner. However, when it comes to marble countertops, you need to avoid using harsh chemicals and watch out for acidic food and beverages that might remain on the surface for too long because they can stain the surface.
  • Are you willing to seal your countertop once a year? Marble, limestone, and granite countertops are all porous and need to be sealed at least once a year since. While this effort is actually not a big deal to do, it still is another item to add to your homeowner “To Do” List.

Cabinets

Every home, even a home in Mays Landing, NJ, can never have enough storage- especially when it comes to the kitchen. If you have the option to expand the size or amount of cabinets, then make the investment.

If you have several nice items to display, then be sure to add a glass front door to 1 or 2 of the cabinets. You can even add some lighting to help those pieces shine inside the cabinet. Consider upgrading to the next level of cabinet because it isn’t just about aesthetics, it’s about durability. Upgraded cabinets can withstand wear and tear better, and include solid drawers that are designed to endure heavy usage over time.

Flooring

Consider again the amount of wear and tear that your kitchen will receive. There will be things that will fall or be accidentally dropped on the floor – from food to utensils. You also might be standing a lot in one area. Chairs and tables might be moved around a lot. So, select a floor that takes those things into consideration, flows well into the rest of your home and can endure how you foresee that space getting used the most in your new home in Mays Landing, NJ.

All homes built through Schaeffer Family Homes are built under a reputation backed up in writing. Come experience the different with Schaeffer.

Answer These questions For Summer Garden Success

The arrival of summer is here! Summer living at a home in Mays Landing, NJ stirs thoughts of long sunny days, beaches and pools, baseball games, gardening and barbecues, outdoor dining, and spending time with neighbors, family and friends. As we step outside this summer it will be even more special because of the ending to a long pandemic, so let’s make the most of this time spent outdoors.

If you are new to the area, or have recently moved into a new home, then perhaps you are looking to make the most of your outdoor living by adding or maintaining a garden area. We have some tips for your garden success.

Asses your lawn and garden area.

Take a few minutes to walk around, step back and view your landscape from different angles. Ask yourself these questions:

  • Are there spaces that need attention? Is anything overgrown?
  • Are there gaps or locations where you want to add vegetation?
  • Do you need to add or fix any landscape barriers?
  • Have you added a garden?
  • Will you need to mulch?
  • Is your landscape minimal and new, and therefore awaiting your personal touch?

From here, create a list of your garden objectives or goals to tackle this summer after assessing your landscape and property needs.

Consider your gardening resources.

Once you have a list of what you want to accomplish, you need to determine how you can achieve your goal(s).  By answering these questions below, it will help address the outdoor area(s) where you need assistance.

  • Do you currently have or need a lawncare service to mow and prune?
  • Do you need or have a service to fertilize your lawn and treat for weeds?
  • Do you have a service to fertilize and asses the health of your trees and shrubs?
  • Do you own the equipment needed for your project?
  • Do you need to look at renting tools or contracting labor for small projects?

While a service provider might seem costly, consider and compare the details of what they provide. For example, if it is a lawncare service, do you own the type of equipment that can quickly mow, trim and edge your property? Will you have the time and resources required to perform regular maintenance of both the lawn and the equipment? When you consider all of the costs to own and maintain the equipment, the time required for consistent results, and the amount of work involved, then you might rethink the cost benefit for that lawncare service.

Get your hands dirty.

If you prefer not to hire an outside service, then you are probably someone who enjoys working in the yard. As a do-it-yourselfer, first research the type of lawn and know the different trees and shrubs you have. From that research, you can learn what and when are the recommended times to fertilize, prune, edge and cut.  For example, many trees and shrubs require pruning in the late Spring. Some flowering shrubs such as roses, need to be pruned or deadheaded after each blooming period.

Remember that there are specialty fertilizers available for plants such as flowing shrubs, vegetables, and evergreens. Even if you don’t use an outside service, regular fertilizing is still needed to help these plants look and remain healthy. In addition, certain times of the year will bring out harmful insects and pests. Be sure to monitor your plants year-round, and plan to treat pests accordingly.

If you have a vegetable garden, consider adding some fencing to prevent native animals from eating the fruits of your labor. Watch the weather and have a plan to provide consistent irrigation or watering for those plants. Water is also essential for everything in your yard, and vegetation can be severely impacted by droughts long after the season has passed. Also, avoid summer lawn stress and adhere to the different mowing heights required for different types of grasses.

Whatever the direction you go, we hope that your long-anticipated summer barbecues, backyard bistros, and neighborhood/family get togethers are a success and your gardens are in full bloom.

6 Things to Do Before Your Design Studio Appointment

One of the highlights of planning a new home with a home builder in NJ is your design studio appointment. This is where you get a hands-on look at the selections they offer for the details of your new home, such as kitchen cabinets, countertops, lighting fixtures, flooring and more.

The design studio appointment is exciting, but it can also be a bit overwhelming if you aren’t prepared. Here are 6 things to do before the appointment so you can be ready to enjoy the process to the fullest:

  1. Create a written priority list. Which items do you absolutely want to have in your home, and which can you let go if need be?
  2. Determine your budget ahead of time. Refer to your priority list when deciding which items fit the budget. It’s easier to make compromises on finishes or details that aren’t a high priority for you.
  3. Collect inspirational ideas and photos. Use Pinterest or clip pictures from magazines. Either way, organize your images into separate sections for each part of the house, such as “Exterior,” “Owner’s bath” or “Kitchen.”
  4. To take it a step further, you can make a digital or real-life mood board for each room. If you make a mood board on a piece of foam core or sturdy cardboard, you can include fabric swatches and paint samples.
  5. Browse your builder’s online design studio page if they have one. We have a short video on our design center page to give you an idea of what to expect when you come to your appointment.
  6. Learn what the standard features are for the home you’re building. We have an Included Features sheet that shows what’s available at each design level.

Bonus hint: During your appointment, ask to take photos of your selections as you make them. This will help you remember what you chose and make it easier to decorate your finished home.

Cash in on a Hot Market by Selling Your Home Now

Now is a great time to cash in on the hot market for homes in NJ. If you’re thinking of selling your existing home, there’s no need to wait until spring. Buyers are ready now and the demand is high.

Thanks to a combination of factors including historic low interest rates, there aren’t enough houses on the market to satisfy buyer demand. Sellers can ask for higher prices than in previous years and homes are selling faster.

How can you make the most of this seller’s market?

  • Ask for your top price. Don’t give in to lowball offers or accept the first offer too soon. Allow time for other offers from additional buyers. Plan a strategy with your real estate agent for managing multiple offers.
  • Prepare your current home for a quick turnover. At the very least, give it a deep cleaning and freshen the paint. Maximize curb appeal by cleaning up the yard and home exterior. If your home has flex spaces that can be used as a home office or distance-learning space, highlight those features, along with any outdoor living areas.

Selling your existing home now can put you in a great position to build your dream home in 2021. Building a new home allows you to create the home you love in a location that you want.

We can help you do that with our Build On Your Lot program. We can build on a homesite you already own or help you find a piece of land to build in these Southern New Jersey counties: Atlantic, Burlington, Camden, Cape May, Cumberland, Gloucester, and Salem.

You can choose from more than 15 home designs ranging from 1,034 to 4,308 square feet. We offer one and two story homes and can build on poured concrete crawl space or basement foundations. We’ll work with you to help you select the right plans for your homesite and lifestyle. Through our “Build On Your Lot” program, our floorplans start from the upper $100,000’s to upper $300,000s.

We offer many options for customizing these plans. We may also build your custom home from plans that you already have.
